About The Author

 
              The name Hank Levine on the cover of this book may look familiar to you.  If you are a collector of 45 RPM and LP records from the 60’s and 70’s you may have seen it on numerous record labels and album jackets.  Hank was one of Hollywood’s leading composer/arrangers of this period, writing the background music for a number of movies and working with such artists as Ann-Margret, Sammy Davis Jr., Glen Campbell, Wayne Newton and Big Band legends Harry James and Stan Kenton.

 
            Relocating to Nashville in the 70’s he recorded with many of country music’s legendary performers including Johnny Cash, Chet Atkins, Loretta Lynn and Dolly Parton.  He was musical director of the Hee Haw TV Show, Nashville’s Opryland Theme Park and has written for and conducted the Nashville Symphony and the London Symphony Orchestra.

 

            Throughout this period Hank was also deeply involved in real estate as an investor, buying and selling commercial properties for his own portfolio.  By the early 90’s, as the music industry underwent a complete transformation, he decided to make Commercial Real Estate brokerage his full-time profession.

          

            Guided by his own experiences, he examines every transaction in behalf of his clients from the buyer’s viewpoint, recommending only those properties that he, as an investor, would purchase.  His own Triple Net purchase in 2001 of a 23,000 square foot office/warehouse in Nashville leased by General Electric confirmed his feeling that Net Leased properties are the safest, least labor-intensive and most financially-rewarding real estate investments available.

 

            That prompted his decision to specialize exclusively in Net Leased and 1031 Exchange properties in his Hendersonville, Tennessee brokerage..  He decided to write this book when he discovered that there is little information available to new investors looking for the low-risk and steady returns of expense and management-free Triple Net properties leased to major retailers.
